How can I block certain time for personal use?

Do you have someone to take the photographs as part of the on-boarding process?
Yes, we partner with a professional photographer.
How do you manage the Nightly rates/ minimum number of nights - can I put in a floor for the price?
Yes. We use a Dynamic pricing software that plugs into Airbnb changing the prices by the hour. This is additionally overseen and adjusted manually / daily by our team.
How do you screen potential guests to ensure we do not have damage to the property?
We have additional and specific guest requirements we utilize on Airbnb that make it difficult or impossible for a guest to book that does not meet them.
Would you be working to raise a claim and work with Airbnb for any damages?
Absolutely without question.
What is the recommendation on the insurance?
Homeowners insurance specifically for Short Term Rental. We recommend using Peterson Insurance group based in Weaverville NC.
How do you handle housekeeping, landscaping, and maintenance?
We can schedule and execute these services for you at no extra charge or fee involved. You’ll pay for the service they provide.
Will guests contact me for anything?
We handle all communication with guests, freeing you to focus on doing what you love.
How do I know what’s happening at my home to maintain it?
We use specialized apps where you can log in and see what’s coming up at your home, such as deep cleans, routine maintenance, scheduled repairs, completion of housekeeping checklists, etc.
How do I keep track of expenses and rental income?
We’ve got it covered. You’ll receive a month-end earning statement to review all expenditures and every reservation itemized.
How do you ensure my property is secure?
We use Wi-Fi cameras, and Wi-Fi door locks are monitored continuously. You have shared access to the cameras, so you can view your home whenever you want.
What options do I have to list and advertise my home?
You can list and advertise your home under our brand name or your current brand on our website and social media page.
What is your management fee?
Starting at 26%, we can handle as much or as little as you wish for your home.
What is the commission/fee structure?
SMP pricing structure starts at 26% for you to be hands off positioned as an owner/investor. Not an operator or co-operator.
How will the records be maintained on the occupancy/duration/taxes paid?
We have a commercial real estate accountant / certified CPA on staff. The books are immaculate and we’d be happy to share any info you need for reporting. You receive an owner distribution report monthly in addition to a reimbursement invoice for any expenses SMP incurred on your behalf. You are able to pay this directly from your email via ACH bank draft.
What is the threshold for maintenance items and how are they identified and charged?
SMP has inspections performed by management after every clean via strict checklists. Maintenance items are reported into our system and either our inhouse maintenance is dispatched or one of our partnerships with an independent contractor is utilized.
What is the frequency of the payment?
Owner and management payouts will be conducted as follows. Airbnb is the monetary collector and distributor. Funds from guests are paid directly to Airbnb. On the 2nd day of a reservation Airbnb distributes payout splits to the owner and management simultaneously in the form of a the agreed upon percentage split. Owner is responsible for Airbnb’s host fee. No funds belonging to the owner are held by SMP.
What responsibilities do I have for my home?
Once you’re ready to partner with us, you’ll receive a Customizable Operation Agreement. This designates and defines your responsibilities and role. For example, make sure the electric, gas, and Internet bills are all kept current, etc.
How is the term duration and how do we work out the bookings active beyond the term?
We have a separation agreement in the Operation Agreement. Please see the sample OA.
If there is a major maintenance item which disrupts active bookings how is that handled?
If there are any major maintenance items that are on the books we ask that they be planned and scheduled with SMP so that we can make sure guests’ stays are not interrupted. If something happens unexpectedly and is considered an “extenuating circumstance” our management, maintenance, and board have the experience to manage such events with diligence.
Should the home be fully furnished or does SMP provide this service?
SMP is able to advise on furniture and decor with a separate agreement. We have a designer / decorator to handle as little or as much as you need. From one chair and rug to designing the entire house executing until completion and rental. We have the right team to do it all whatever stage you’re in at the time.
What should I do about consumables and linens?
We’ll pick it up wherever you are in that process. You can complete it, we can do it all, or a hybrid of the two.
How does the Linen and consumable replacement work?
We have a system and reorder/replace as needed. Housekeeping can speak more in detail at a meeting.
I would need the cleaning crew to haul the trash away as the county trash collection is not suitable given the location.
No Problem, We have in house waste disposal.
Do you list exclusively on Airbnb or others like VRBO/Booking?
We do list exclusively on Airbnb at this time however we have used and are familiar with other platforms. We are mounting a launch on other platforms in the next 6 months.
