How long is your Property Management Agreement
Our PMA is for one year with a 90 day termination notice.
Does Shanti MTN charge an onboarding fee?
Yes, SMP charges a one time non refundable onboarding fee. This fee variable depending on the property and there are various limited discount offerings thought the year.
Can Shanti MTN execute photography for my property and what’s the cost?
Yes, We have multiple real estate photographers ready to dispatch and it typically runs around $325. You get to download and own the pictures as well.
Using your own photos are not recommended.
How long does it take to onboard my property.
It depends on how the property is currently being used, STR, LTR,, MTR new purchase, owner occupied, under renovation, etc.
Typically our onboarding process is within a 30 day window.
Does Shanti MTN offer financial reporting?
Yes, SMP has multiple ways of reporting your Profit & Loss and / Balance sheet.
This is condensed into an easy to read doc for you once a month and or sent or accessed when you need it.
How does your maintenance agreement work?
SMP has in house maintenance personal.
No or low skill tasks are taken care of at no charge.
Medium skill or homeowner requested maintenance is a very reasonable hourly charge while under SMP’s PMA.
Highly skilled or licensed tradesman is under their own structure.
SMP has vetted and insured partnerships with many professionals to tackle any issues that may come up.
Do you have housekeeping?
Yes, SMP has in-house housekeeping and an extensive protocol for quality control.
Does SMP offer routine deep cleaning?
Yes, Shanti MTN tracks and implements deep cleanings!
How far out do you service from Asheville?
Shanti MTN currently services a 1.5 hour radius from Asheville NC!
Does Shanti MTN handle all guest and listing communications?
Yes. Our Guest services managers takes care of all communications from guests and listing platform specialists!
Do you service hot tubs and spas?
Yes. Our in-house (CPO), certified pool and spa specialist, ensures your asset will be managed properly with us.

After that we’ll send you a DocuSign for the onboarding agreement.
While thats underway we’ll send a second DocuSign for the PMA.
Within 30 days you can expect your property up, running, and earning!
How do you price your listings on the market?
Shanti Mountain Properties, LLC use’s a dynamic pricing algorithm & AI that collects the market data and predicts the prices for any given date by considering all other STR’s on all other platforms and their current pricing or, “the supply and demand”. This includes Airbnb, Vrbo, Flipkey, Vasaca etc, as well as all local hotels and stand alone BNB’s. With this data we have a picture of the market of which your home sits within. Therefore, just like any commodity market that goes up and down at any given time for any reason, like precious metals or oil, our pricing algorithm & AI responds in real time to get the best possible price for that date and the product you’re offering. We set the base and minimum prices and then let the algorithm & AI go to work. We then check and balance the base and minimum as well as discounts, promotions, and offers every day to make sure the algorithm & AI is as efficient as possible.
What kind of occupancy percentages can I expect?
Occupancy percentages are a moving target on the 7 day, 14 day, 30 day, 60 day, and 90 day scale. To make sure the property is at a healthy occupancy percentage, (meaning not 100% overbooked and Undercharging) as well as not (25% underbooked and Overcharging) we adjust pricing in response to the data from our algorithm & AI to keep the property hitting the bullseye within the market it sits. Example, if the 30 day out market average for your particular home is 50% occupied, (more to come within 30 days) and were charging $800 a night we’re looking to be 50 percent occupied 30 days out and finish the month, after the fact, at 85%+. The price will change dynamically any given date within time frame the market to hit the target on all date ranges. Annually we’re looking for proformance 10% to 15% over the market average. If the annual occupancy average at year end is 65% for your area, we’re looking to end at 75% annual occupancy. Not always but many times, winter in Asheville may throw a 40% occupancy for 3 consecutive months, weather and market dependent, which must be factored in the annual to be accurate.
What can I expect for gross income?
Every home is unique and different and SMP practices conservative speculation. Depending on how your property is received on the market it may earn 50k gross or go north of $500k annual gross. We just don’t know for certain until it performs and shows us it’s potential. Obviously a 300k property is going to perform differently than a $5M property. Hot tubs, fire pits, pool tables, ping pong tables, yard games, privacy, home movie theaters, high quality furnishing & design, pools, gardens, club or lake access, etc, all play a factor in what a property will produce annually. The more amenities you bring to market the more there will be a demand for what you are offering. This means the property can command a higher price resulting in higher annual gross income. As you add amenities your gross will go up.
